The house is located right on the first line of the picturesque Bay of Kotor, its main facade faces the sea. In front of the house there is parking for 2 cars, which, if desired, can be expanded at the expense of the adjacent yard. The house also has a terrace with a covered porch and a restaurant kitchen located on the ground floor of the house. There are two orange trees in the yard.<br \/>\nThe house is three-storey with an attic. The total area of the house is about 300 sq.m, the plot is 291 sq.m. The first floor used to be a restaurant, the kitchen is equipped with everything necessary to serve the customers of a full-fledged restaurant.<br \/>\nThe upper floors are accessed via an external stone staircase. Each floor contains one apartment, each measuring 55 x 1 x 2 x 60 square meters. The apartments feature two bedrooms, two bathrooms, and a kitchen-living room with bay views. Ceilings in the apartments are 2.6 meters high.<br \/>\nThe attic is represented by one large room with a separate bathroom with an entrance from the landing and an attic overlooking the bay.<br \/>\nIf desired, each of the apartments can be divided in half into two hotel rooms.<br \/>\nThe restaurant on the ground floor can accommodate the reception, while maintaining enough space to work as a restaurant or cafe in a mini-hotel. The most promising use of the house in this case would be a boutique hotel.<br \/>\nThe location of the house has a favorable geographical position, as it is close to 3 airports (Dubrovnik, Podgorica and Tivat). In the city itself, absolutely all the infrastructure necessary for a long life has been formed: there are shops, pharmacies, status restaurants and numerous cheap cafes. And right next to the city walls is one of the most famous coastal food markets, which presents a huge assortment of meat, fish, vegetables and fruits, dairy products produced directly in Montenegro.<br \/>\nThe Kotor region is included in the UNESCO World Heritage List and includes the inner Bay of Kotor (through the Verige Strait) with the surrounding mountains, as well as the cities of Risan and Perast. The islands of Sveti George and Gospa od Skrpiela also belong to the world heritage.
